2 bed House - end terrace
Offering spacious accommodation this outstanding end terraced cottage must be seen to be believed. It was formerly 2 back to back cottages dating back to around 1845 which were combined to make a single larger dwelling some time ago. Our clients have more recently carried out a series of improvements to update the property whilst retaining its original charm. Internally it comprises: lounge, dining kitchen, landing, 2 double bedrooms, contemporary shower wet room and wc, attic room and 2 cellars. It has uPVC double glazed windows, gas central heating and quality fittings throughout. Externally there is a small garden to the front and a further sitting area / parking to the rear. It enjoys a pleasant position within this elevated village location which enjoys excellent links for commuters via the M62 motorway.
Dining Kitchen 15'10" x 14'3" The property is entered via an uPVC entrance door at the side which opens into the kitchen. It is fitted with a good range of wooden base units, wall cupboards and dresser style unit which have been stripped and hand finished by our clients, topped with laminated worksurfaces with a stainless steel sink unit, plumbing for washing machine and dishwasher. The focal point of the room is a stone fireplace which houses the free standing range style cooker. It also features mullion windows to the side, tiled floor, tiled splashbacks, staircase to the first floor and stairs leading down to the cellars.
Lounge 16' x 14'3" A generously sized living room which features an exposed stone fireplace with remote controlled living flame gas stove, exposed stone walls to either side of the chimney, beams to the ceiling, large window to the front with exposed mullion and central heating radiator.
Cellars There are two useful cellar rooms located beneath the cellar and accessed via a stone staircase from the kitchen. They feature vaulted ceilings and measure approximately 147 x 6 each.
Landing With staircase leading to the attic room and central heating radiator.
Bedroom 1 13'11" x 14'3" The master bedroom is again of a particularly good size and features sets of mullion windows to the front and a further window to the side, range of built in wardrobes, exposed beam to the ceiling and central heating radiator.
Bedroom 2 10'11" x 8'4" Another double bedroom which features a mullioned window to the side and central heating radiator.
Shower Room 14' x 4'8" This has recently been redesigned and refitted by our clients from its more traditional bathroom format and offers a real sense of luxury. It is divided into areas with a WC area and walk in wetroom shower area with fully tiled walls and obscure glazed window to the side. There is also a low flush wc and solid oak vanity unit with washbasin, tiled floor, 2 further obscure glazed windows to the side, heated towel rail, column radiator and underfloor heating.
Attic Room The attic is accessed via a further staircase from the first floor landing. It is currently used by our clients as an office and features exposed roof truss to the angled ceiling, window to the side and built in storage into the eaves.
Outside To the front of the house there is a small garden area. To the rear there is a further gravelled area suitable for use as a seating area or parking with wooden garden shed.
