Guide for Tenants: How to rent

It’s a busy market out there so if you’re looking to rent your new home, make sure you give us a call and let us know what you’re looking for. We’ll let you know about new properties that meet your needs as soon as they are available. We’re not shy, if we think we’ve got something that might work for you, we’ll be sure to get in touch so that you can book your viewing.

If you view a property with us that you think might work for you, give us a call as soon as possible so we can make sure that we have all your details and we can discuss your interest with the landlord. We always let the landlords know about any and all interest in their property so that they can choose the right tenant for them.

Once the landlord has chosen an applicant to proceed with we’ll ask for your ID to confirm your Right to Rent in the UK and begin the referencing process. We have an easy and straightforward online application service. You’ll receive a link direct from the referencing company which will guide you through the information you need to provide. On average this takes between 2 to 5 days but is dependent on how quickly the information is returned.

Our rentals team will receive a comprehensive report, but if there is any further information that we think we might need we’ll give you a call to discuss, so it’s always best to be honest from the start. We will talk through your application and full circumstances with the landlord to make sure it’s the right fit for everyone.

Given the current nature of the market we can’t always guarantee that you’ll be successful first time, but we’ll help you as much we can.

What will happen next:

  • We’ll agree a tenancy start date that works for you and the landlord
  • We’ll send you details of the first month’s rent and deposit but we won’t ask for any payment until the start of the tenancy
  • You’ll receive the tenancy agreement by email
  • We’ll arrange for you to call into one of our offices to sign
  • Once we’ve received your rent and deposit it’s time to collect the keys to your new home

Charges to a tenant

Fees we may charge tenants:

Tenancy amendment fee: £50

Early surrender fee (subject to landlord agreement): £120 (managed let), £600 (let only) plus rent until new tenancy starts)

Keys lost / damaged: Individual quote required

During your tenancy

We offer two services to landlords; ‘Fully Managed’ and ‘Let Only’. If your landlord has chosen a ‘Let Only’ package with us, once your tenancy has started your landlord will be your main point of contact. If your landlord has chosen ‘Fully Managed’, we’re your point of contact. We’ll be in touch to book regular inspections and are always here if you have any maintenance issues.
