If you are considering letting a property we’re here to guide you through the process. We offer two services, let only and fully managed.

The first step is to book a lettings market appraisal with us. Our Rentals Manager, John, will visit the property and discuss with you the rental figure, the marketing process and the legal obligations required for all rental properties.

Once you’ve decided to let your property through us we’ll arrange for John & Lucie to visit to take all the details and photograph your property. From there we’ll produce an array of marketing materials; we’ll send you a copy of the brochure for you to approve which will form the basis of the online listings. Your property will also be featured on our distinctive office displays and will be listed on our website (link to rents page), Zoopla and Right Move to ensure we reach the widest possible audience.

We’re always talking to prospective tenants about your property and about what the Holme and Colne Valleys have to offer. From this we’ve grown an extensive database of people that we can share your property details with. We’ll match the right tenant for your property.

Once the property listing is live we’ll arrange viewings and discuss all and any interest with you to help you chose the right applicant to proceed with. We’ll carry out Right to Rent checks and begin the referencing process with our trusted provider. Once we’ve received the referencing report we’ll go through that with you to make sure that you are happy to go ahead. The next step is to agree a start date that works for you and your new tenants and we’ll then make sure that everything is in place ready for that date.

All of the above is included in our let only service. If you prefer a fully managed services this will also include:

  • We’ll be the first point of contact for you and the tenant for the duration of the agreement
  • Collect rent and provide a monthly statement
  • Carefully manage and chase arrears
  • Conduct frequent inspections and update you with any required work or possible upcoming issues
  • Keep your property legally compliant
  • And most importantly, we’ll keep you up to date every step of the way

Letting Fee Information

Our standard letting fees for landlords for our managed service is £100 + VAT (£120 inc VAT) for the initial tenancy and referencing then 10% + VAT (12% inc VAT) of the rent collected. For our Let Only service our fees are £500 + VAT (£600 inc. VAT) to include tenant referencing. Whether you decide on a fully managed or let only service any relets will be charged at the same rates as above. This will include referencing, tenancy agreement, a full property inspection, new pictures for marketing if required and a list of recommendations if we feel any maintenance work should be undertaken.
