Butt Lane, Hepworth£985,000
6 bed Detached House, Holmfirth
This much admired detached property occupies a pleasant setting in the sought after village of Hepworth and is the former Vicarage to the adjacent church. It offers spacious accommodation including an impressive hall, 3 reception rooms and 6 bedrooms. The property is set within generous grounds amounting to approximately 0.72 acre with wonderful gardens on 3 sides and a courtyard with parking and double garage.
Full DetailsABOUT THE OLD VICARAGE The property was constructed circa 1866 as the Parsonage to the adjacent Holy Trinity Church which was built 3 years earlier. Records show that the total cost of building the house was £1,643, most of which was contributed by the Rev. Wood who was to occupy the property at that time. Our clients were the first private owners of the property, having purchased it from the Church Commissioners in 1990 after it became surplus to requirements. After carrying out comprehensive renovations, they finally moved into the house 2 years later.
It is entered through double doors into an impressive hall with stairs and wooden fretwork balustrading leading to the first floor. The ground floor features 3 reception rooms, all of which feature dual aspect windows, period fireplaces and high coved ceilings. There is also a dining kitchen with Aga range cooker, further prep kitchen, shower room / wc, conservatory and study. A glazed entrance porch gives access to the double garage.
Upstairs you will find a half landing area with shower room / wc off and stairs continuing to the main large main landing area. There are 4 good sized double bedrooms and 2 single bedrooms - one of these is used in conjunction with the principal bedroom as a dressing room. There is also a house bathroom.
The property is presented and maintained to a good standard both inside and outside with great care taken to retain the period style of the property. It has recently been rewired and has a gas central heating system. There are a number of sash windows, once again in keeping the age of the building. We understand that the property is not listed, but it is situated within a conservation area and classed as within the curtilage of a listed building (the Church).
Externally the property is accessed via a cobbled driveway from Butt Lane to the lower side of the house which leads round to the front of the building and in turn to an enclosed courtyard parking area to the upper side of the house. Here you will find a superb architect designed double garage which is linked to the house by the aforementioned porch. Note that a right of access is in place across the bottom of this driveway for visitors to the church.
The property sits within a plot of approximately 0.72 acre which features mature trees, shrubs and bushes. There are lawned areas on various levels and a large wildlife pond at the lower level. To the rear of the house there is a delightful walled kitchen garden. The mature trees are covered by tree preservation orders.
