ABOUT CHOPPARDS MILL This unique detached property is made of a number of former buildings associated to Choppards Mill - a former Fulling Mill which existed on the site during Victorian times. Our client purchased the property in 1974 and carried out extensive renovation and redesigning of the building under the supervision of the renowned architect Arthur Quarmby.

The building is effectively in 3 sections, approached through an open archway between 2 garages which feature bedroom accommodation over them - this section of the building was largely rebuilt from derelict cottages and outbuildings and enhanced with some superb reclaimed stonework and detailing. The middle section is a former Tenter shed and is single storey in height - this houses the kitchen. This is linked to the third and final section a former mill cottage which is 3 storeys in height and houses the living room, further bedrooms and workshop accommodation.

An open archway leads into an open courtyard area with a front entrance door providing access into the porch. A short set of steps lead from here into the living kitchen which features partly exposed roof trusses to the ceiling and a utility area off it. Another short set of steps from here leads to a landing area with 3 bedrooms, bathroom and separate wc which are located above the garages.

The 3 storey section of the building is accessed through a glazed door from the kitchen. This features a large living room with library area on the top floor. Steps lead down to a landing, 2 bedrooms, bathroom, wc and dressing room on the middle floor. On the lower floor there is a series of 3 rooms used as a studio and workshop space with a single storey extension across the front creating an entrance lobby.

Mains water, drainage and electricity are connected to the house whilst the central heating system is oil fired. The property features a number of traditional character features but remains largely un-altered since its renovation in the 1970s, therefore we expect that buyers will look to carry out renovations to their own tastes along with modifying the layout to work for their own needs.

Externally the property is set within picturesque grounds that we understand extend to approximately 2.5 acres. It is accessed down a single track driveway in front of a row of former mill cottages. This leads into a private parking area which in turn provides access to the 2 garages. On the upper side of the parking area there is a fabulous well stocked vegetable garden.

There are extensive formal lawned gardens to the other side of the house which eventually lead into a long strip of mature woodland with a river running through it. There are two former mill ponds within the grounds - the larger of the two stretches behind the house whilst the smaller one will be found further along within the woodland.
