Their aim is to secure a tenant for the premises prior to completion of the works with a view to delivering the property ready for occupation by early 2021. The total floor area of the building amounts to 168.5sqm (1813 sqft), predominantly across the substantial ground floor. A split of the two sections of the building may be considered subject to negotiation and the necessary consents being obtained.

THE EXISITNG BUILDING The property comprises two sections as follows: A two storey building, most recently used as offices - this is rendered under a pitched roof. Under the approved plans, this section would be converted into a bar with a secondary restaurant area upstairs. The more substantial single storey section to the side was a light industrial unit - this is intended to be transformed into the restaurant / kitchen area.

EXTERNALLY There is a small courtyard area to the front and side of the property.

SCHEDULED WORKS At the time of our visit in May 2020, the single storey section had been rebuilt and re-roofed. The two storey section was stripped out and ready for renovation. Our clients intend to continue the refurbishment to an excellent modern specification and will be repainting the exterior, removing some of the internal walls, installing powder coated aluminum framed windows throughout, gas central heating, boarding and replastering. The electrics will be rewired to first fix stage and toilet facilities installed. The intention is to bring the property to a standard where the incoming tenant can then fit out the public spaces and kitchen out to their own requirements.

LOCATION The property is located in a prominent position in the centre of the popular village of Honley opposite the public car park. The village centre has a good array of predominantly independent shops, salons, bars and restaurants. There is a good catchment of population within walking distance of the property topped up by the residents of Holmfirth and the other surrounding villages.

LEASE The lease terms and start date are negotiable but our clients are looking to lease the property on a 7 year full repairing and insuring lease. The incoming tenant will be responsible for the landlord's reasonable legal expenses. A holding deposit to the equivalent of 3 months' rent will be required upon signing of the lease - this will then form the security deposit upon delivery of the completed property to the new tenant.
