Full DetailsFULL DESCRIPTION The current owners purchased the property in the mid-1980s as a pair of semi-derelict cottages and barn which they combined to make one fantastic dwelling following an extensive programme of rebuilding and renovation. It now provides a substantial detached family home occupying a semi-rural location with absolutely superb panoramic views from virtually every window. The property comes with a range of outbuildings including garaging, ample parking, gardens, and a paddock all amounting to around 1 acre.
ABOUT 45 DRUMMER LANE We are unsure of the origins, but likely that the cottages, barn and other outbuildings were those of a Victorian farmstead. There were many on this Pennine hillside some of which have been given a second life by people who, like the owners here, have taken the time, money, effort and of course the desire to see these lovely West Yorkshire Pennine buildings be transformed into beautiful homes rather than be lost forever. The property has lots of character and interesting features including exposed stonework, beams, a glazed barn door opening now providing a huge amount of natural light into the living room, a former doorway from the barn into one of the cottages is still visible, and there are banks of mullioned windows. The views are also magnificent in whichever direction you look and will be the envy of many a visitor. Surprisingly for a semi-rural home, this one has all mains services including a gas fired central heating system, and solar panels fitted to the outbuilding block. The property also has double glazed windows throughout. Externally, there is a setted driveway to one side of the house leading to the electrically operated garage door, or drive around the other side of the property to a block paved drive and parking area which then gives way to a more extensive gravelled parking and turning area. There are a lovely range of gardens including lawns, a decked sitting area next to the pond and planted beds, vegetable garden, good sized enclosed chicken run and timber hen house, and access to a large paddock. The block of outbuildings includes the large garage, a room of over 30' long created from the former stables and now used as a party room, but would be an excellent space to work from home, hobby room, workshop, etc. It also has a room with toilet facilities at the end. The whole lot amounts to around 1 acre. Luckily for you, the Bolster Moor Farm shop is within walking distance! There is also easy access to junctions 23 & 24 of the M62 motorway.
GROUND FLOOR A covered entrance area on the roadside frontage provides access to a uPVC and glazed entrance door with matching side panels, alternatively the everyday access is round the other side of the property again where a covered entrance area leads to the entrance porch.
MAIN ENTRANCE HALL Where the legged staircase rises to the first floor with wooden handrails and newel posts. The hall has dado railing, beams, access to a below stairs coal cellar, and windows to the front with stone sills provide countryside views.
LIVING ROOM 17' 0" x 16' 1" (5.18m x 4.9m) A substantial room created from the barn and having lovely views over the gardens at the rear courtesy of the glazed former barn door opening. There are also windows to the side and front elevations which offer far reaching countryside views. You will find a gas fired stove set into a canopy style chimney breast with exposed stonework and hearth. The former doorway that would have led from the barn into the cottage is still visible with its stonework surround and timber lintel. This room is then finished with beamed ceiling, and a polished oak floor.
DINING ROOM/LOUNGE 15' 1" x 14' 5" (4.6m x 4.39m) This is a flexible room to be used as you wish and has a cast iron stove is set on a stone hearth within the exposed stone chimney breast. There are windows and French doors leading through into the sun room, access into the hall and into the kitchen.
SUN ROOM 13' 3" x 5' 0" (4.04m x 1.52m) With a tiled floor, and being fully glazed to two elevations and French doors open out to the gardens.

There is a matching island with storage, power socket, integrated induction hob and an extractor canopy with light over. The kitchen also has integrated ovens, integral fridge, plumbing for a washing machine and dishwasher, and central heating boiler housed within one of the cupboards. There are windows to the side and rear, beams, under unit enhancer lighting, an exposed stone feature wall, and space for a dining suite. Timber balustrading and newel posts are located around the top of the stone steps that lead down to a vaulted keeping cellar which has recessed keeping stones.
