Full Details

ABOUT THE GRANGE The property is believed to date back to the 17th century, we understand as a barn to the nearby Manor House. It is of a timber framed "aisled" construction with 4 tall king post trusses having aisles to either side. The external structure is traditional rubble filled walls under a pitched stone slate roof.

We are informed that it was used for agricultural purposes up until the mid-1970s; when it was converted to a fine dining restaurant. It subsequently became a house in the 1980s and our clients purchased the property in 2002. At the time they carried out a comprehensive scheme of renovation works, then shortly afterwards rebuilt the adjoining garage structure, adding an additional room above it.

The day to day entrance to the property is through a porch on the rear side of the property by the driveway. This leads into the impressive open plan living and dining area which is open plan at the heart of the home and is open to fully height up to the apex of the property showing off the timber frame to great effect. From here double doors lead to the formal lounge and another door gives access to the dining kitchen. The kitchen features a walk-in store and also has a door to the utility room. A pleasant reception hall area will be found to the other side of the open living space - this is used by our clients as a daytime living space.

Two of the bedrooms will be found on the ground floor of the house and are accessed from a hallway from the living space. Both of these rooms are double bedrooms and have their own en-suite bathrooms. Above these rooms there is a superb open mezzanine office space and sitting area which is accessed by a staircase from the dining area which it overlooks - here the roof trusses can really be admired.

The master bedroom is accessed via a separate staircase from the living area. This room features an excellent range of built in furniture and features a window to the gable end enjoying the superb views. It has its own bathroom which is en-suite through another door at the top of the stairs.

The final bedroom is located within an annex space that adjoins the main building. Double doors from the lounge lead to a lobby area with shower room and a spiral staircase then leads up to the large double bedroom with exposed green oak framing. This is above the double garage which can also be accessed by a door from the lobby area.

The property is connected to all mains services and has a gas central heating and hot water system - 2 separate central heating boilers operate in different areas of the house. There is also a bank of 4kw solar panels located at the lower end of the plot.

Externally the property is accessed via driveway from Huddersfield Road, one other detached house has a right of access over this driveway before reaching a private electric remote controlled gate with audio intercom. From here, there is a generous driveway and parking area giving access to the garage. A further driveway to the other side leads to the gardens.
