LAND OFF LEYGARDS LANE We offer to let for horses this single block of grazing land extending to approximately 3.87 acres (1.57 hectares). Access to the land is off Leygards Lane and we are advised that the land benefits from spring water. There is a field shelter on the land.

Closing date for best and final tenders will be 12 noon on 23 November 2020 with a view to the agreement commencing shortly after the 30 November 2020. Please complete the attached tender form if you wish to offer.


TERMS The land will be let on a Horse Grazing Tenancy, for non-business use, for a period of less than 3 years. The Tenant will be limited to graze a maximum of 4 horses on the land and the rent will be paid in advance by bank transfer direct to the landlord twice a year.

In addition to the rent payable, the Tenant will be required to pay an amount of £250 + VAT (payable to Wm Sykes & Son) towards the cost of preparing the agreement. This amount is due to be paid prior to the commencement of the agreement.

As part of the tenancy agreement, the Tenant will be required to re-instate the land at the end of the term. The land should be left in no worse condition than as at the commencement of the tenancy. The land/field shelter is let as seen and the tenant will be responsible for the field shelter.

The land is administered by Poors Allotment Trust. Following the closing date, the offers will be put forward to the Trust. After this time, a decision will be made and parties will be advised accordingly.

LOCATION Head out of Meltham on Millmoor Road and the land can be found straight ahead on the junction. There is a gateway off Leygards Lane and Brow Grains Road.
