5 bed Barn Conversion, Holmfirth
This outstanding detached residence was converted from a former barn and mistal and offers extensive 5 bedroom accommodation with triple garage, gardens, workshop and land totalling approximately 4.8 acres. It enjoys a tucked away position and once down the driveway complete privacy from surrounding properties.
Full DetailsABOUT WATERHOUSE FARM Our clients purchased this detached barn and mistal in 1989 and completed the conversion works circa 1991. It is of traditional stone built construction and retains the original look of a traditional barn when first approached from the lane through the cluster of surrounding cottages. Once through the gate and down the side of the building into the private courtyard the scale and size of the property becomes much more apparent - here you can see the single storey mistal section and adjoining triple garage which was added by our clients as part of the conversion.
The property is entered from the courtyard via the entrance / utility room which links the house to the garages. There is also a sound proofed music room and downstairs wc within this section of the building. From here there is a door into the incredible open plan living, dining and sitting room which takes up the majority of the formal mistal building. This room features a wealth of exposed beams, stone fireplace with log burning stove, bespoke fitted kitchen with Aga stove and an exposed stone archway with glazed door into the barn section of the building. Also within this section is a good sized office.
The ground floor of the barn has its own entrance hall and a central hallway linking it to the mistal. This section was previously used as bed and breakfast accommodation and features a breakfast room, 2 double bedrooms with en-suites and a bathroom.
Upstairs from here there is a spacious landing area with exposed roof trusses to the high angled ceiling, a large living room which again features exposed trusses to the high ceiling and a stone fireplace with log burning stove. There is a principal bedroom with its own en-suite shower room and walk in wardrobe. Also on this floor is a further double bedroom. Bedroom 2, another good sized double room with its own en-suite and eaves storage will be found on the second floor.
The property is renovated to a high standard throughout having hardwood double glazed windows, gas central heating and quality fixtures and fittings throughout. Traditional character features including exposed beams, trusses and stonework are very much in evidence. It is connected to all mains services and freehold.
Externally there is a visitors parking area in front of the barn elevation with a gated yard area down one side of the building. A further gated driveway leads down the side of the building to a generous stone flagged parking and seating area in front of the house - this provides access into the triple garage. Beyond here there is a delightful garden with lawn and ornamental pond, this wraps round the upper side of the building where there are vegetable beds and a greenhouse. A track leads from here to the barn / workshop building and also provides access into the adjoining fields. The total site area amounts to approximately 4.8 acres.
