5 bed Barn Conversion, Meltham
This outstanding detached farmhouse and barn conversion enjoys a superb rural position adjoining open countryside and within close proximity to Blackmoorfoot Reservoir. The property has undergone a scheme of renovation by the present owners in order to provide 5 bedrooms and flexible living accommodation.
Full DetailsABOUT COP END FARM The property is traditional stone built detached farmhouse and barn conversion with stone slate roof. We are informed that the original barn is believed to date back to circa 1785 with the cottage added circa 1820. It has been converted into a single dwelling for some time and was purchased by our clients circa 2012.
Since then they have carried out extensive works to the property including much redesigning of the previous layout and opening up the previously blocked up arched barn opening to showcase one of its most impressive features. The property is well maintained and presented throughout and offers accommodation that is spacious and flexible with the opportunity to utilise many of the rooms in alternative ways if required.
It is entered through a generous entrance porch which is a single storey extension to the front of the building. From here you go into the hall which has useful offshoot for cloaks storage, useful store cupboard and downstairs WC. The hall extends through to the rear of the house where there is a door to the garden, staircase to the first floor and further doors to the sitting / dining room and kitchen.
The room which is currently used as a sitting room / dining room could easily become a more formal living room depending upon the buyers' needs and features an exposed stone fireplace and windows enjoying the views.
The kitchen is of an excellent size and L-shaped by way of another single storey extension at the rear of the house. It features separate working spaces and a dining area which takes full advantage of the views. Doors from here lead into the lounge which is another good sized reception room and features wooden flooring and a log burning stove. It is in turn open plan to a further snug / sitting area featuring the arched window to the front.
There is also a utility room with door leading through to the large integral garage on the ground floor.
Upstairs you will find a spacious landing which spans most of the front of the property with an array of windows enjoying the pleasant open outlook, built in storage cupboards and a balustrade around the top of the open barn arch.
There are two large double bedrooms with en-suite shower rooms, these are used as the principal bedroom and guest rooms. Both have windows to the front and rear enjoying the views. Bedrooms 3 and 4 are also double bedrooms, whilst the smaller 5th bedroom is currently used as a study. The house bathroom is finished to an excellent specification and features a free standing bath and recessed walk in shower.
The property is connected to mains water, gas and electricity, drainage is to a septic tank which is located in the front courtyard. It has a gas central heating system with underfloor heating through part of the ground floor and to the bathrooms, uPVC double glazed windows and modern fittings throughout. The property also benefits from a burglar alarm and CCTV.
