Harrison Lane, Crosland Edge, Meltham, Holmfirth, HD9 5RS

Overview

A unique opportunity to purchase this substantial Georgian stone built semi-detached property which enjoys a superb elevated position in a highly regarded farming hamlet with far reaching views to the front. It offers spacious accommodation which currently includes 4 double bedrooms, 3 reception rooms and a superb reception hall. It sits within a generous plot which includes a large garden area to the front and grazing land beyond – in all approximately 3.48 acres.

About Edge House
This stone built semi-detached house sits beneath a stone slate hipped roof and features a superb double height curved bay to the front elevation. It is believed to have been built circa 1806 by the Harrison family, local mill owners in the area and whom Harrison Lane was named after. The property was originally built as a detached house but has a smaller cottage attached to the side which is in separate ownership.

It occupies a pleasant position within the hamlet of South Crosland and is set within a plot of approximately 3.48 acres which incorporates large tiered gardens to the front and grazing land beyond with frontage to Harrison Lane.

The main entrance to the property sits at the rear where there is an entrance hall (with downstairs wc off), this opens into a splendid entrance hall with tall windows to the rear elevation and a stone staircase to the first floor with carved edges and a wrought iron balustrade. From the hall you can access two of the reception rooms and the kitchen. The lounge is of an excellent size and features original shuttered windows to the front and side elevations. The sitting room meanwhile showcases the superb curved bay window which takes advantage of the views. The kitchen is positioned to the rear of the house – this also has a servants staircase to the first floor, access to the cellars and a door through to the dining room.

Above the first floor landing there is an etched glass panel which provides natural light from rooflights in the loft space above. There are 4 good sized bedrooms on this floor including the principal bedroom which enjoys incredible views from the upper section of the bay window. There is also a dressing room which could be returned to a bedroom if required, large bathroom and separate wc. An additional staircase from the second landing area leads to the large attic space with its exposed roof trusses.

The property enjoys many period features typical of the Regency / late Georgian era including paneling around the windows and doorways and the previously mentioned staircases. There is a gas fired central heating system, but we do anticipate that the next owner will need to carry out extensive renovations to restore the property and update to a more modern standard.

Externally, there is a gravelled driveway to the rear of the house accessed via a gateway at the top of Harrison Lane – a small store room is located beneath an extension of the adjacent house providing space for gardening equipment etc. The property is surrounded by mature trees which make it difficult to view from the roadside and it is only from the front garden that the impressive frontage of the house can be fully appreciated. The immediate garden is lawned and surrounded by further mature trees, shrubs and bushes. Beyond here there is a further uncultivated area of garden at a lower level which we understand was formerly a tennis court. Continuing further down Harrison Lane there is a block of grazing land which extends to circa 2.5 acres.

Crosland Edge is a well regarded former farming hamlet which is dotted with a range of farmhouses, cottages and barn conversions. It is to be found approximately 1 mile from the village of Meltham which has excellent amenities. Slaithwaite and Marsden with their village railway stations are also to be found close by.
