Letting Fees Information
Our standard letting fees for landlords for our managed service is £100 + VAT (£120 inc VAT) for the initial tenancy and referencing then 10% + VAT (12% inc VAT) of the rent collected. For our find a tenant only service our fees are £500 + VAT (£600 inc. VAT) to include tenant referencing. Whether you decide on a fully managed or let only service any relets will be charged at the same rates as above. This will include referencing, tenancy agreement, a full property inspection, new pictures for marketing if required and a list of recommendations if we feel any maintenance work should be undertaken.
As well as paying the rent you may also be required to make the following permitted payments.
During the Tenancy:
Payment of £60 (inc. VAT) should you wish to make a change to the tenancy agreement.
Payment of interest for the late payment of rent may be charged, at our discretion, on a daily basis, at a rate of 3% above The Lloyds Bank annual base rate until full payment is received.
Payment in relation to loss of keys / security devices:
- Any cost incurred in this respect will be evidenced in writing with a detailed quote of the works required and agreed in advance of the charges being made. Invoices/ receipts will also be required.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
During the tenancy (payable to the provider) if permitted and applicable:
- Utilities: gas, electricity, water
- Communications: telephone and broadband
- Installation of cable satellite / subscription to cable satellite provider
- Television Licence
- Council Tax
Other Permitted Payments:
Any other permitted payments not included above under the relevant legislation including contractual damages.
